- Prepare and manage detailed cost estimates, budgets, and feasibility studies.
- Develop project execution plans, timelines, and resource schedules.
- Conduct risk assessments and propose mitigation strategies.
- Prepare tender documents, lead procurement processes, and evaluate bids.
- Negotiate and award contracts to ensure value for money.
- Administer contracts, manage variations, claims, and change orders.
- Monitor expenditures and maintain accurate cost control.
- Prepare cash flow forecasts, financial reports, and project summaries.
- Conduct value engineering and lifecycle costing.
- Maintain benchmarking and cost databases.
- Supervise project activities to ensure adherence to scope, budget, and timelines.
- Coordinate with architects, engineers, contractors, and consultants.
- Lead progress meetings and report to stakeholders.
- Ensure compliance with Kenyan laws, building codes, and safety standards.
- Implement quality assurance protocols and oversee inspections.
- Finalize accounts and conduct cost analysis to capture lessons learned.
- Recommend improvements for future project delivery.
- Mentor junior team members and promote a performance-driven culture.
- Foster teamwork, accountability, and continuous improvement.
- Bachelor's degree in Quantity Surveying, Construction Management, or a related field.
- Membership with RICS, IQSK, or a recognized equivalent (advantageous).
- Minimum of 4-5 years’ proven experience in quantity surveying within the real estate sector is mandatory.
- Strong understanding of procurement processes and standard contracts (e.g., FIDIC).
- Proficiency in cost estimation software (e.g., CostX) and Microsoft Excel.
- Excellent analytical, negotiation, and communication skills.
- High attention to detail, integrity, and ability to thrive in a fast-paced environment.
