The Maintenance Supervisor is responsible for overseeing all maintenance operations to ensure the property, facilities, and equipment are operating efficiently, safely, and to the highest standards. The role requires strong technical expertise in construction, electrical systems, generators, and plumbing, supported by an engineering background, and effective use of an Enterprise Management System (EMS) to track and manage maintenance activities.Key Responsibilities:
1. Facilities & Maintenance OperationsOversee daily maintenance activities across the property, including guest areas, back-of-house, and external facilities.Ensure all equipment, systems, and infrastructure are functioning optimally.Conduct routine inspections and preventive maintenance.
2. Technical Oversight (Multi-Skilled)Supervise and support maintenance works across:Electrical systems (wiring, lighting, panels, fault diagnosis)Generators and backup power systems (servicing, load management, troubleshooting)Plumbing systems (water supply, drainage, pumps, leak detection)Basic construction and repairs (carpentry, masonry, finishes)Coordinate complex repairs with external contractors when necessary.
3. Preventive & Corrective MaintenanceDevelop and implement preventive maintenance schedules.Ensure timely resolution of breakdowns and technical faults.Minimize downtime and disruptions to operations.
4. Systems Management (EMS / CMMS)Utilize the Enterprise Management System (EMS) / Computerized Maintenance Management System (CMMS) to:Log, assign, and track maintenance tasksMonitor response and completion timesMaintain accurate records of repairs and asset historyGenerate maintenance reports and performance insights.
5. Team SupervisionLead and supervise maintenance technicians and support staff.Assign tasks, monitor performance, and ensure accountability.Train team members on safety, tools, and maintenance procedures.
6. Health, Safety & ComplianceEnsure compliance with health, safety, and environmental standards.Conduct safety checks on equipment and systems.Maintain proper documentation for inspections and regulatory requirements.
7. Contractor & Vendor ManagementManage relationships with external service providers and contractors.Supervise outsourced works to ensure quality and adherence to standards.Support procurement in sourcing materials and technical services.
8. Budgeting & Cost ControlMonitor maintenance budgets and control costs.Ensure efficient use of materials and minimize wastage.Plan and forecast maintenance needs and capital repairs.
9. Pre-Opening & Project Support (If Applicable)Support construction, installations, and setup during pre-opening phases.Inspect and verify all systems before commissioning.Ensure readiness of all facilities prior to opening.Requirements Qualifications and Experience:
- Diploma or Degree in Electrical, Mechanical, or Building Services Engineering
- 4-7 years of experience in maintenance, facilities management, or a similar role.
- Strong hands-on experience in electrical systems, generators, plumbing, and construction.
- Experience using EMS/CMMS systems for maintenance tracking and reporting.
- Experience in hospitality, real estate, or commercial property management is an added advantage.
